  1. What is the current tax rate per thousand?
    • Answer: The official 2007 tax rate is $32.90 per thousand.
  2. What is the current assessment level (ratio)?
    • Answer: The equalization ratio is 82.8%.
  3. I just received my first-half tax bill and disagree with the assessment, can I appeal it?
    • Answer: No. The State Statutes do not have any provision for appealing a first-half tax bill, since it is only an estimated bill. To appeal your assessment you must wait until the final notice of tax has been mailed (the second-half tax bill) and then file your appeal with the City.
  4. I am thinking of adding an addition to my property, can you tell me what the change in property assessment might be?
    • Answer: Although, we try to accommodate all inquiries to this office, it is near impossible to forecast with any degree of accuracy these types of what-if scenarios. As such, we do not calculate hypothetical assessments.
  5. I just purchased my home and find the assessed value far exceeds what I paid, what can I do?
    • Answer: To determine if you are properly assessed, take the purchase price of your home and multiply it by the assessment ratio for that year. (For 2006 this would be as follows: $100,000 purchase price x .85 ratio = $85,000 equalized assessment range). If you find a significant difference (10% either side) between the equalized purchase price and the assessment, you may want to give us a call to review your property record card.
